Planning Permits

PLANNING PERMITS FOR THE CORPORATE, COMMERCIAL AND RESIDENTIAL SECTORS BY EXPERT TOWN PLANNING CONSULTANTS.

■ WHAT DOES A CONSULTANT TOWN PLANNER DO?

PAUL O’SHEA

This video provides an overview of how a town planning consultant helps clients obtain their required regulatory planning permit.

WHAT TOWN PLANNING CONSULTANTS DO IN THE PERMIT APPROVAL PROCESS

Planning permits are required from local councils for a variety of buildings and works, as well as new business uses. This covers a wide range of construction, including both internal and external alterations, for both new developments and re-developments. It also covers many changes of use, such as from a warehouse to a gym or place of assembly, or from retail to medical centre etc.

Whether permits are required is set out in the zone or overlays that apply to the land under the planning scheme. For businesses, this is commonly the Capital City Zone, Activity Centre Zone, a Commercial Zone or an Industrial Zone. Permits may also be required by planning overlays, such as a Design and Development Overlay Special Building Overlay or Heritage Overlay. Business signage and car parking are also controlled by the planning scheme.

Town Planning consultants can assist with identifying whether you need a planning application, though to having the council issue a permit and associated town planning services.

An application for a planning permit must demonstrate how your proposal is consistent with your local council’s planning scheme for it to be approved. If your application does not adhere to the planning scheme, then the approval can become a lengthy process and your application could be refused by Council. That’s how we help.

You can have confidence that your application will include well informed plans, be well supported by our planning reports and be complete on lodgement to council. Our aim is to save you time and stress when you engage our team to provide town planning services.

Town planning services and process’ can be complex, even treacherous. However, our experience dealing with local councils to get planning permits approved covers a wide variety of situations. Thus, we are able to provide high level advice to our clients to prevent unforeseen problems with applications before they arise, making the process quicker and smoother.

The benefits to you of our town planning service are:

  • An intimate knowledge of the internal process and working of local council planning departments;
